What do you guarantee?
I will provide excellent hospitality and customer service to the best of my ability at all times.
What do you not guarantee?
A minimum amount of earnings per month or a certain occupancy rate. I'll make sure your listing is operating at the best of its ability.
Do you have any requirements to become a client?
Yes — the property must be up to a certain standard in terms of setup, aesthetics, and agreements. I'm also okay taking on HOA-restricted or otherwise restricted properties, as long as our contract states that the host is responsible for any resulting fines.
How do you set nightly rates?
I use PriceLabs, professional pricing software that benchmarks your rates against comparable listings in the area every day. My approach is to price competitively and position you slightly above similar quality listings nearby — not aggressive, ever-shifting revenue-management optimization. PriceLabs' subscription (about $20/month per listing) is billed directly to you as the host, separate from my management fee.
How do I get started? What's the onboarding process like?
We start with a free 30-minute consultation and full walk-through of your property. From there, I'll create or update your listing description and get your cleaning team and handyman lined up.
What if I'm unhappy with the service?
You can end our agreement at any time with 30 days' written notice. I'd rather hear about a problem early — if something isn't working for you, tell me and I'll make it right. If I ever feel like I'm unable to serve you properly, or that we're no longer a good fit, I will tell you as well. I want full transparency.
Who owns the guest relationship and Airbnb account?
You do. The listing stays on your Airbnb account, and you own the relationship with Airbnb and your guests. I work as a co-host with message and calendar access — not as the account holder. I maintain the relationship with the guests.
Do you work with properties outside DFW?
Right now I only take on properties within the Dallas–Fort Worth metroplex, since in-person visits and hands-on cleaning coordination are a core part of the service.
How do you handle payouts and revenue share?
Airbnb pays out directly to your bank account as usual — I never touch your payouts. My fee is 20% of your actual Airbnb payout (after Airbnb's own fees and any adjustments), and I invoice you separately each month for that share.
Is there a minimum contract length?
No minimum term. We work month-to-month, and either of us can end the arrangement with 30 days' notice.
What if my property needs repairs beyond routine maintenance?
I'll do my best to handle minor, reasonable fixes myself at a rate of $30/hour. Anything I'm unable to handle goes to the handyman or another appropriate vendor, and always requires your approval before any work begins.
Can I still block dates for personal use?
Yes — it's your property. Just give me as much notice as you can so I can update the calendar and avoid any booking conflicts.
What happens if a guest damages the property?
Airbnb's AirCover is there to cover it. To make any claim as smooth as possible, my cleaning team always takes before-and-after photos at every turnover, so we have clear proof to show Airbnb and get you reimbursed.
Do you handle short-term rental taxes and permits?
I can help calculate your local hotel occupancy tax and help you pay it each quarter. Permits and registration with your city are the homeowner's responsibility, since they're tied to you personally as the property owner.
What happens if you're unavailable?
If I anticipate being unavailable for a long stretch, I'll designate someone trustworthy to handle guest messages in my absence. Otherwise, I stay responsive even while I'm away.
